They're the IT girls, women working in the information technology industry dominated by men in almost every country, including China.迷你倉 Tiffany Tan finds out why there are so few females getting ahead in a nation where they traditionally "hold up half the sky".Chu Yanli's boyfriend again suggested she quit her software engineering job three months after they started dating. It was 4 am on a weekday in April, and Chu had just gotten home from work. She'd spent the past 18 hours glued to her office computer, trying to fix a programming glitch on Alipay, China's leading online payment service.The 27-year-old remembers bawling in her boyfriend's arms as they lay in bed, overwhelmed by the enormity of the problem her information technology team had just faced.If the group hadn't moved quickly to debug a code Chu had written, their customers' accounts might have gone haywire. Alipay, an affiliate of the e-commerce company Alibaba, has some 800 million accounts."I was feeling small and weighed down by work pressure, and he said: 'Why don't you just change jobs? I don't like seeing you this worn out,'" Chu recalls.Her boyfriend works in the same profession. But after a few hours of tossing and turning in bed, Chu says she was eager to get back to programming. It was a profession she'd dreamt of since high school, when her QQ instant-messaging account got hacked and she realized computer whizzes possessed astonishing skills.What about her boyfriend's wishes? Won't her career choice jeopardize their relationship?"What he says doesn't count," Chu says, jokingly, during a recent trip to Beijing from her home in Zhejiang province's capital Hangzhou."He can make suggestions. But the final decision is mine." Chu's conviction stands out in a country where women make up only 30 percent of the workforce in science, technology and engineering fields, a 2010 paper by management school professors says at China Women's University.The situation is rooted in the traditional Chinese notion that science, technology and engineering are the domains of men, the study says.Xie Shuang spent four years studying software development alongside Chu at Shaanxi province's Xidian University, mastering programming languages like Java, Java Script and C++.But Xie decided not to go into IT after hearing her mother's career advice. She instead sought a position in her hometown at the Xi'an Xianyang International Airport, where she is now an investment manager in its business development department."(My mother) thought this workplace was more suitable for a woman," the 27-year-old says."She also wanted me close by." What did her mom mean by "a job more suited to a woman"?One with a more regular routine, set hours and not much overtime, Xie says. Overtime and long hours hunched over a computer are commonplace in software development, she says.This was the same message Chu and her female classmates heard throughout school - from schoolmates, friends and even their male teacher自存倉."They said: 'Girls, one day you'll be pregnant, but this job will still require you to work overtime'," Chu recalls."They said that if I took a less complicated job, like working for the government, teaching, or doing sales, marketing or clerical work, I'd feel more relaxed. My looks won't suffer, and I'll have more time for my family."People outside the IT industry only see our long hours and tiring work. But this profession offers a huge sense of achievement. The codes I write and applications I create help people make online purchases. There's a lot of value in it." When her software development class of almost 120 students graduated in 2008, fewer than half of the group's 16 women entered the IT industry, Chu says. She's the only woman among 24 men on her Alipay team.Women who work in China's technology industry are largely involved in marketing, idea design, art work and product testing, says an IT sales consultant for an international recruitment firm, who declined to be named because of company policy.These jobs are regarded as more social and artistically creative than coding software or constructing hardware, the consultant explains.In a country rooted in socialist ideals - which hold men and women as equals - the belief that certain professions are "men's work" has endured and influences women's choices.Since society regards computer science as a man's domain, women are discouraged from studying it. The result is a small trickle of women entering IT, says Susanne Choi, director of the Gender Research Center at the Hong Kong Institute of Asia-Pacific Studies.The industry's gender imbalance - what Choi calls "occupational gender segregation" - reinforces existing gender stereotypes. It also fosters a male-dominated professional network and culture that become barriers to women who want to enter the field, she says.Having more female role models can help break this cycle, human resource experts say. But only 11 percent of Fortune 500 technology companies' executives are women, IT Manager Daily reports."If there aren't any role models for women to look to, they might not see themselves in that position," says Christine Wright, Asia operations director of Hays, a multinational recruitment company with offices in China.Only 11 percent of the software developers Hays recruited on the mainland from July 2012 to June 2013 were women. 八號風球期間不提供巴士服務乃理念僵化、卸責本意綜合發酵所致,自存倉提出希望下一個八號風球到時不再有相關的弊端重現。 隨著社會與經濟的發展,八號風球期間仍有不少市民要上班,包括公務員、醫生、護士、記者,以及近年保障賭場日夜運作的大量員工。這些冒著風雨工作的市民,並非每人都公車或私家車接送。並且,在建構世界旅遊休閒中心目標的制度下,澳門更不可能是一座停止運作的「死城」。既然如此,就必須有公共交通工具提供有限度的服務。 無可否認過往澳門經濟欠發達,又有殖民理念的影響,多一事不如少一事的為官理念可以理解。於是八號風球期間全面停止公交服務的決定也就出現了。然澳門回歸後,八號風球下需工作的人士已是當家作主之澳門特區政府的子民和員工,論理在八號風球下的交通工具應得到政府的主觀和安排。然而,有關部門一句「不提倡為藉口便把責任推得一干二淨。庸官之行為,危害了澳門民眾的利益,又破壞了澳門的國際形象。 在八號風球期間,自願出車的的士收費稍供或數信現象就出現了,白牌車漫天叫價現象也出現了,但當局一籌莫展,連最交易做到的「事後諸葛亮」都難以勝任。近日,在社會和民間的壓力下,交通資訊委員會會議討論迷你倉新蒲崗八號強風球期間的公共交通問題。但得到的是喜憂參半的消息:喜的是,當局已接受民間建議考慮的士的額外保險和單項附加費問題,即是說已經願意考慮如何作「事後諸葛亮」了;憂的則有二:一是公共巴士服務大門還是關閉,在政府承接公共巴士主導權後仍然持這種立場,顯然是推卸責任;二:是對濫收車資的士司機竟然還考慮「工作權」不考慮永久吊銷工作證,這又是為了極少數害群之馬的司機而犧性公眾利益,犧牲澳門國際形象的庸言行為。 作為一個旅遊城市,許多公共服務是不能停止的,即不可能有任何時刻的「死城」現象。既然如此,就必須有限度有附加條件的公共交通服務,既為需工作的部份澳門民眾提供相應的後勤保障服務,也為建構國際旅遊休閒中心的澳門形象添磚加瓦。作為與否,決策權在最高行政階層。 最近的八號風球,暴露出交通當局長期推卸責任的弊端,也披露對相關部門官員理念僵化、推卸責任本意的不滿,更引出了要求庸官下台的民間壓力和民怨訴求。希望政府高層以雷勵風行的作風,責成權責部門盡快採取臨時的權宜措施,例如規定颱風期的士車資翻一倍,以及一些公共巴士線路以「小車模式」提供相應的服務等。◇ 本報記者光幹迷你倉出租

@劉嬋liuchan@sph.com.sg樓市乾坤裕廊東變擁擠了?無論是久居裕廊的"西部人",儲存還是久未涉足該地的"外來人",看到裕廊東一帶的轉變,都不由自主地發出這個疑問。裕冰坊(JCube)和Jem購物商場已經開幕。目前在建造中的黃廷方綜合醫院和西城大廈(Westgate Tower)一旦落成,那一帶預料將出現更繁忙的景象。私宅項目J Gateway曾以約1600元的平均尺價售罄,相信是創下郊區新私宅銷售項目最高平均尺價的紀錄,西部頓時成了投資者關注的亮點。裕廊是否會成為另一個中央商業區?其辦公樓是否具有龐大的升值潛能?租金回報如何?本地可供投資辦公樓房地產的地區還有哪些?根據市區重建局的資料,裕廊湖區(Jurong Lake District),特別是裕廊商業區(Jurong Gateway),將在未來10年成為市區以外最大的商業中心,屆時辦公樓、零售業、住宅、酒店、娛樂、餐飲等設施將匯集一處。國家發展部、農糧與獸醫局(AVA)和建設局(BCA)已與今年第四季將完工的Jem辦公樓簽下30年租約,承租該建築物所有的辦公樓樓面。關於這個地點,受訪的房地產分析師發表了兩個看法:一、裕廊不大可能成為另一個中央商業區,但租金和資本價值(capital value)上升的空間不小;二、壞消息是目前可供零售業投資者投資的項目幾乎等於零,是塊看得見卻吃不著的肥肉。受訪者普遍認為,隨著三個政府機構在裕廊商業區坐鎮,那一帶雖然不大可能成為類似萊佛士坊或濱海灣的中央商業區,卻有望成為我國的行政區。一般認為,對於無需在中央商業區設立前端辦公室的公司而言,裕廊商業區會是一個理想的地點。這裡交通便利,近在咫尺的裕廊東地鐵站和巴士轉換站連接全島。該區也有不少完善的設施,並靠近南洋理工大學、新加坡國立大學、裕廊國際商業園、緯壹(One North)和科學園等大專學府及研究中心。另外,還有來自金文泰、武吉巴督、裕廊東和裕廊西市鎮的居民提供現成的勞動力。裕廊商業區可吸引兩類企業與此同時,裕廊商業區也對兩類企業機構具有吸引力:一、那些尋求有成本效益辦公樓地點的公司,包括需要在市區以外的地方進行後端業務,或需要達到業務持續經營目的的企業,以及應金融管理局要求在中央商業區以外開設二級辦公設施的金融機構。二、那些被迫從工業空間搬離的公司。高力國際(Colliers)研究與咨詢部主管謝岫君說:"隨著裕廊商業區近來一系列的發展,投資者對於該區的興趣日益濃厚,不過小型零售投資者(retail investor)目前很難從辦公樓市場上分一杯羹,因為目前該地區現有和即將發展的辦公樓項目,主要是一些大型的高樓大廈,由私人發展商、基金經理和╱或政府機構如裕廊集團所擁有或用來收租。"不過,這個情況即將有所改變。高緯環球(Cushman & Wakefield)亞太區研究部董事經理西格麗德·西亞爾西塔(Sigrid Zialcita)說:"雖然目前裕廊區沒有可供投資的分層地契商用空間,但隨著最近招標截止的溫澤道(Venture Avenue)準備出售,情況將會改變。由於裕廊缺乏這類的發展項目,它將為這些單位帶來增長空間。"據知,溫澤道項目的發售價預計將介於每平方英尺1650元到1750元。這比該區目前每平方英尺1200元的價格高出不少。裕廊辦公樓租金將保持平穩至於在租金方面,分析師指出,裕廊區目前主要的辦公樓空間來自裕廊峰(JTC Summit),租戶以政府機構為主。今年該區最大的供應量,即Jem的辦公樓也只提供35萬9000平方英尺的空間,而且還被政府機構全部包下,因此裕廊一帶的辦公樓租金將保持平穩。目前,裕廊區的辦公樓租金平均每月每平方英尺介於4.70元到5.30元,比市區外辦公樓5.55元的平均租金略低。不過,隨著西城大廈(Westgate Tower)將在明年完工,該區目前超過90%的高租用率預料將出現波動。西城大廈可提供32萬平方英尺的辦公樓空間,原本約50%將由凱德集團自用,但該集團最近宣佈將不會搬遷至此。萊坊國際產業顧問行咨詢與研究部高級經理陳姳潓說:"作為市區外最大的商業中心,裕廊商業區的辦公樓市場潛力依舊保持樂觀。該處將擁有50萬平方米的辦公樓空間,以及25萬平方米的零售空間,潛在增長的空間相當大。不過,要注意的是這個地區需要至少10到15年的時間才能完全發展。以目前的市場情況來看,裕廊商業區還處於發展的中期。"然而,也有分析師對於裕廊短期的租金漲幅感到樂觀。他們表示,若下半年的經濟增長超過預估,該區的租金有望在今年年底上升1%到2%。值得一提的是,雖然西城大新蒲崗迷你倉的辦公樓租金還沒有明碼標價,但市場相信其租金應會在每月每平方英尺約8元,接近中央商業區甲級辦公樓今年第二季每平方英尺8.42元的平均月租。兀蘭將成辦公樓市場新焦點除了裕廊,市區外(suburban)如兀蘭、巴耶利峇以及加冷地段,也具有相當潛力吸引投資者。分析師指出,繼裕廊商業區後,兀蘭區域中心將成為另一個市區外微型市場的發展焦點。兀蘭作為一個區域中心,它的發展遠遠落後于裕廊東和淡濱尼區域中心。不過,政府已在上周宣佈,湯申線兀蘭南地鐵站將在今年內動工,預計2019年完工。國家發展部長許文遠曾經透露,新柔地鐵系統的新加坡站和移民與關卡處都將設在兀蘭區域中心。由此可見,政府已在積極促進該區的發展。與此同時,政府也將在今年12月通過正選名單,發售一幅位於兀蘭5道和兀蘭廣場的商用地段,進一步為該區注入新的活力。據國家發展部早前宣佈的消息顯示,兀蘭區域中心也是政府早前宣佈的"北岸創新廊道"(North Coast Innovation Corridor)發展計劃的一部分,該計劃要在我國北部創造更多靠近住家的工作崗位,以免國人湧入市區工作的舟車勞頓。可成為連接新馬兩國商業中心陳姳潓說:"兀蘭區域中心將是另一個市區外辦公樓市場的亮點。隨著馬來西亞依斯幹達經濟特區(Iskandar)和柔佛的發展,該中心可成為連接兩國商務的商業中心。隨著更多新加坡企業到依斯幹達投資,兀蘭區域中心所扮演的角色勢必將更顯著。不過,如同裕廊商業區,該區需要至少10到15年才會發展成熟。"至於巴耶利峇和加冷地段,前者一系列的發展如ONE KM、巴耶利峇廣場,以及芽籠士乃的市政區,將會為該地注入新的活力。最近一些交易顯示,例如樟宜路160號預計將發展成結合零售和辦公樓的項目,並分層劃分,預料將會引起不少投資者的興趣。加冷位於市區邊緣,靠近體育城等發展中的項目,將提供約320萬平方英尺的辦公樓項目。目前市區邊緣和中央區(city fringe and outside central region)以外的辦公樓現有淨可出租面積(NLA)為1580萬平方英尺(所有等級),而今年下半年將會有146萬4000平方英尺的新供應量。西亞爾西塔表示,這代表市區外地段辦公樓空間今年的供應量會大幅提高。雖然空置率會上升,但因各個項目已取得相當高的租戶預先承諾租用其空間,大致上可保持受控制的範圍。The Metropolis的租用率已達90%,而Jem則已100%出租。她說:"我們預計在今年底以前,隨著經濟好轉,平均租金可略微上升不到1%,達至每月每平方英尺5.70元。另外,中央商業區優質辦公樓空間的租金回彈,也有望帶動市區外辦公樓的租金。"隨著市區外的"小市區"崛起,多數受訪者認為這並不會威脅到中央商業區的地位,兩地的租戶性質不同是主要的原因,不過市區邊緣辦公樓料將面對更大挑戰,因為兩者之前租戶的差異不大。中央商業區辦公樓租戶類型將改變然而也有分析師指出,隨著一些現在位於中央商業區的租戶遷移到租金較低的地點,中央商業區租戶的類型將會改變,主要特色將是以高增值服務行業如財富管理機構為主。至於那些選擇留在中央商業區的現有租戶,也可能將非核心團隊遷移至市區外的辦公樓。隨著區域中心越來越成熟,越來越多政府機構選擇遷出中央和市區(central and city fringe)邊緣,這將緩解隨著經濟擴張而出現空間短缺的問題。西亞爾西塔說:"總的來說,辦公樓的租戶將有更多選擇。隨著更多地區出現投資級別的辦公樓資產,這對信托和集體出售者都是好消息。"受訪者普遍認為,中央商業區辦公樓的市場已經見底,並將在今年下半年出現回彈。第一太平戴維斯(Savills)研究與咨詢部董事張敏璋指出,隨著越來越多近期完工的辦公樓很快就找到租戶,業主已越來越沒有壓力,無需用低租金吸引租戶。他說:"隨著珊頓道6號收回16萬3000平方英尺的辦公樓空間並改為服務公寓,業主對於該區的租金可以保持在現有水平,甚至有所提高,更具有信心。因此,今年下半年中央市區甲級辦公樓的租金將比上半年上升2%到3%,而空置率大概會在4.5%左右。至於資本價值則將保持在每平方英尺2200元到2600元的範圍內。"戴德梁行(DTZ)新加坡研究部主管李麗琴則表示,目前分層地契辦公樓的交易量還保持在健康水平,不過在投資者需要時間消化總償債比率(Total Debt Serving Ratio ,簡稱TDSR)的新條例,以及他們可購買房地產總額減少的情況下,分層地契辦公樓的需求可能會轉弱。她說:"不過,在沒有其他經濟問題的衝擊下,我們預計資本價值還是會增加。"mini storage

.大多數快遞要求"先簽收、再拆件",導致保價物品不能順利保價。收貨時先驗貨再簽收,尤其是遇到外包裝破損時,一定要在快遞員在場的情況下先驗貨,出現問題,可以要求快遞員在單據上標注並及時與快遞公司協商賠償。曾經有投訴案例是收件人簽字後再驗收發現價值5000元的手機被調換成便宜的山寨手機,但由於已經簽字了導致投訴調解無效,只能依照司法途徑再解決,而目前的郵政法對於某些企業存在的明顯違規行為也沒有具體的處罰措施。但《廣東省快遞管理條例》的出台,規定企業有違規行為可以處最高3萬元的處罰,消費者可利用此條例投訴。航空服務投訴航空服務投訴激增,要向民航專門部門投訴如果每個人都有一場說走就走的旅行,那在中國,他必將碰上一場毫無懸念的"習慣性"航班延誤。國家民航局最新發佈的航空運輸消費者投訴情況通報顯示,僅今年6月就受理消費者投訴165件,投訴總數比去年同期增加50件,其中對國內航空公司的128件投訴中,航班問題就占到了63.28%,"當之無愧"穩坐投訴"頭把交椅";行李運輸,預訂、票務與登機分別位列二、三位,超售只能"屈居"第四名。如果有空查閱一下中消協公佈的全年投訴數據,還會發現航空服務投訴量簡直"漲勢喜人",從2011年的757件激增至2012年的1146件,同比增長達51.4%,成為投訴增幅最大的服務行業。案例回放飛機延誤,賠200塊就算貼心了?上周,在深圳某廣告公司就職的王莎終於迎來了她職業生涯的首次省外出差,航空公司"不負�望"地給了她全套投訴體驗。出發當日,王莎乘坐下午4:50的飛機從深圳飛往成都,3點即趕到機場的她就因為一句"流量控制",生生在寶安機場等到了午夜12點才搭上飛機,到達成都下榻賓館時已近深夜3點。本來想著晚飯時間能發個免費盒飯,沒想到四川航空面對群情激憤完全無動於衷,當天唯一令人欣慰的是:最後每人拿了川航200元的飛機延誤賠償。不過,囧運並未結束,本周她乘坐河北航空的航班從重慶飛往南寧,到達南寧機場打開托運行李一看,新蒲崗迷你倉記本電腦屏幕已經被完全砸碎。而河北航空給她的"指示"是:由於你乘坐的航班是從成都飛南寧經停重慶的,行李托運由重慶機場負責,航空公司不承擔任何責任。而再致電重慶機場,對方客服則顯得相當責怪:"你難道不知道電腦是不能托運的嗎!"王莎無奈,在辦理登機手續的自始至終,重慶機場都沒有人提醒過她電腦不能托運,也沒有在顯著位置擺放文字提示,難道航空服務是要旅客自己去網上搜集所有注意事項嗎?投訴一圈後,王莎得到的賠償是,按每公斤行李計算,電腦屏幕賠償100元,最後她自己補貼了900元才修好。比起王莎,笑琳的經歷則更加悲劇。辦好登機牌過完安檢,笑琳突然發現自己的登機牌丟了,遍尋無果她選擇到航空公司櫃台補票,當時離飛機起飛尚有一個多小時,可最後的結果是:拜航空公司的辦事效率所賜,她直到飛機起飛的那一刻都沒有拿到新的登機牌。投訴攻略延誤4小時以上,可理直氣壯地索賠1.南都記者從川航瞭解到,航班延誤4小時才是賠償的"起點",而這也是各大航空公司的普遍規則。如果延誤4小時以內,多半只能吃啞巴虧,當然如果乘客夠彪悍,也能在飛機抵達目的地時選擇不下機,記者就曾經親見有乘客採取此招獲得賠償,但後果可能是你從此上了該航空公司的"黑名單"。如果延誤4小時以上的,乘客則可理直氣壯要求賠償。一般航空公司都會在登機時按機票給每個人現場發放賠償金,值得提醒的是,前段時間在網絡廣為流傳的20元航空保險也可賠付航班延誤的傳聞,經記者查證,確有其事。昨日,南都記者分別致電國航、東航、南航、深航、海航,得到的答複是,在這些航空公司官網上購買機票時默認的保險確實包含航班延誤賠付:延誤超過4小時賠償600元,最高賠償600元,但索賠程序有點複雜。以東方航空為例,索取航班延誤賠償需出具國泰產險索賠申請書(可在東航網站下載)、被保險人身份證複印件、搭乘當地航班的登機證明以及航班延誤證明文件,並在指定工作日內寄往保險公司方可獲取賠償。而據經驗人士透露,航班延誤證明文件一定要登機當時找航空公司地勤人員開具,因為一般航班延誤都已至深夜,如果登機時不開,到達目的地該公司地勤可能已經下班,沒有延誤證明,索賠就無從談起。2 .對於行李托運損壞的投訴,雖然已高居航空服務投訴第二位,但處理起來乘客仍處於弱勢。根據民航局的規定,破損或被汙染行李的賠償一般由乘客發現行李破損的所在航站(轉運站或目的站)受理,乘客應在離開行李認領處前向承運人(或其代理人)提出申明辦理運輸事故記錄,並且在提出申明7天內要求賠償。民航局的規定是,貴重物品不允許托運,如果乘客堅持托運需簽署一份免除承運人責任書,一旦發生損失,各航空公司只按照普通行李來賠償,標準為每公斤重量100元,其餘後果由乘客自己承擔。雖然王莎認為航空公司沒有事前告知負有責任,但目前無論是投訴還是起訴到法院都只有民航的行業規定可依,乘客很難主張權利。3.針對今年多達93宗的航空服務類投訴,深圳市消委會投訴咨詢部魏興提示,消費者在購買機票的時候要選擇正規的渠道,必要時可登陸"中國航空運輸協會"的網站查詢正規售票點的信息;購買機票時應提供準確的個人信息及聯繫方式,並保留購票的相關憑證,一旦發生消費糾紛,可作為維權的憑據;當消費者的合法權益收到損害的時候,可以第一時間與航空公司進行交涉,再依次向民航局消費者事務中心、中國航空運輸協會、市場監管部門、消費者委員會等部門投訴維權。物管投訴學習維權達人鄒家健,找准物管的"死穴"人在家里住,哪能不投訴?下水道堵了、外牆漏水了、停車位少了、物業費貴了……生活的芝麻綠豆一落在投訴這事上,就大了。物管說業主太蠻橫,業主說物管收了錢不辦事。業主投訴,要不過於得理不饒人,戾氣十足,要不就是根本擔心有些不良物管斷水斷電,給小鞋穿,不敢吭聲。而鄒家健,國內業主維權第一人,他的經歷,見證著中國業主維權史上的多個第一———中國的業主委員會第一次發起針對地產商的大規模集體訴訟並最終獲勝;第一次將開發商的物管企業炒掉;第一次堅持執行國家物業管理條例,自主選聘物管企業……在他身上發生的案例並不是一個偶然投訴或成功或失敗的經驗,而是他自己本人根本就是一個如何有理有據、不卑不亢、行之有效地去投訴的經典樣本。案例回放要研究政策和法律,再跟對方博弈投訴無門?這或許是很多人有了投訴之心後犯的第一個嘀咕。究竟是要往哪裡投?是投訴給管理處,還是投訴給管理處的主管物業公司,還是投訴給政府部門?政府那麼多相關部門又是哪一個能為業主做主?鄒家健引導景洲大廈全體業主做的第一件事情就是這個。在2001年9月份,景洲大廈成了全深圳第一家更換了開發商的物管企業管理公司的小區。此舉之前,鄒家健做了兩件事。第一,鄒家健先後請了兩批律師到社區進行普法教育工作,告訴大家如何通過法律的途徑來維護自己的權益。第二,他提出了"維權從打電話開始"的口號,將政府投訴電話表發放到每家每戶。"比如說我們將當時的環保局投訴電話告訴了每位業主,這樣他們發現大廈附近有汙染問題,就知道該找環保局投訴。"鄒家健說,這是一種指引,大家會因此學會找相關單位去投訴。因此,掌握物管企業及社區環境相關政府部門的投訴方式和電話,是維權投訴重要的第一步。2001年9月份,景洲大廈更換了物管企業管理公司之後,關於停車場的歸屬權,開發商和業主們開始有爭議。爭議與扯皮是解決不了問題的。鄒家健找到瞭解決問題的關鍵"穴位"。"我不斷學習相關政策和法律,對小區公共產權進行確權,比如說小區的停車場歸誰的問題,我們咨詢國土局、查閱相關的檔案資料、掌握小區公共面積和分攤面積的數據……把小區的所有情況都瞭解得一清二楚之後,再去和地產商博弈,這樣才會有底氣。"而經過瞭解之後,他們最終得到國土局確定的答複:小區停車場是不計入容積率的,也就是說,小區停車場的所有權是歸全體業主共有的。鄒家健說:"在掌握這個信息之後,我們開始跟開發商談,很順利就把停車場的主權拿了回來。"投訴攻略不要用"不交物業費"來威脅物管鄒家健,國內業主維權第一人1 .學會與物管企業平等溝通,就事論事地提問題,業主不要以居高臨下的態度與物管企業溝通。2 .指出問題的同時要給予物管企業改正的機會和時間。3 .不要用"不交物業費"來威脅物管企業,因為最後承擔代價的還是業主。表面上好像是物管企業收不到錢,實際上的結果是,物管企業的工作和服務做得不到位,最終還是業主的權益受損。4 'Welcome Back Kotter' star Gabe Kaplan performs stand-up at Flappers Comedy Club in Claremont

I haven't worked in a comedy club or a hotel so I've written a lot of material I want to try," Kaplan said in a recent phone interview.Younger fans probably know Kaplan from his hosting of numerous poker tournaments in recent years but the actor and comedian said he's ready for the stage."I started as a stand-up comedian," Kaplan said. "Most don't remember, but before 'Welcome Back Kotter' I was on talk shows and variety shows doing stand-up -- that's how I started. At that point, I was very creative. I feel in a way I'm like that now. There's so many things about being an ex-television star or not being in the public eye to see how people react to me."Kaplan said he is interested to see how old and young audiences react to his comedy."I'll be in the airport and older people say, 'That's Mr. Kotter from 'Welcome Back Kotter.' New AMBER alert system startles sleepers with new phones
Source: Star-News, Wilmington, N.迷你倉價錢C.Aug. 30--Just before 1 a.m. Friday morning, residents all over North Carolina were jolted awake by a loud noise from their phones."High Point, NC AMBER Alert: LIC/BJX1565 (NC) 2003 White Chevrolet Suburban," the message read.The alert had been issued for a 17-month-old girl in High Point who was sleeping in her godfather's 2003 white Chevrolet Suburban that was reported stolen from a grocery store parking lot.The girl was found at about 9:30 a.m. Friday morning -- around the time most recipients of the alert were discussing the incident with coworkers and wondering how they had become a subscriber to the service.The AMBER Alert messaging system is a federally mandated program. The Federal Emergency Management Agency used to ask people to subscribe to their Wireless AMBER Alerts program, but in December 2012 FEMA implemented the Wireless Emergency Alerts, also known as WEA, system.According to the N.C. Department of Public Safety, Wireless Emergency Alerts are considered a "point-to-multipoint system," which means alert messages will be sent to those within a targeted area. It is based on cell towers, instead of the phone's registered ZIP code that previous systems relied on.Residents do not sign up specifically to these alerts -- they come through automatically with most newer phones.These alerts are not text messages; instead, the messages are delivered through a separate alert program to ensure they are delivered immediately and are not subjected to potentia迷你倉 delays on wireless networks. They are free of cost for users, according to DPS.Friday's alert was the first statewide alert in North Carolina since the program moved to WEA and the first one ever to be used in the Wilmington area, according to First Sgt. Jeff Gordon, a public information officer for DPS that makes the final call on Amber Alerts in the state."Last night's AMBER Alert was issued statewide due to the uncertainty of where the abductor was traveling," Gordon said. "In this case, a vehicle was stolen with a child inside and the direction of travel was unknown."Wireless Emergency Alerts have been widely criticized across the country for their cryptic nature and for the loud noise that comes with them even if the phone is on silent."I understand people's concern, but what if the shoe was on the other foot?" Gordon said. "You would want as many people as possible looking for your child. The goal is to get more eyes, more ears looking for the abductor."FEMA does allow people to opt out of Amber Alerts and other emergency, such as serious weather conditions. 新學期伊始,學生們的書包里也增添了不少諸如電腦、文具、眼鏡之類的新"裝備"。文具攤、眼鏡城在八月末迎來銷售旺季,記者調查發現,部分新生"開學裝備"花費超過萬元。學生買手機"更新換代"近日,新京報記者調查小學一年級、初一、高一、大一新生髮現,部分新生"開學裝備"花費超過萬元。這些"裝備"主要包括電腦、手機等電子產品,文具、書包等學習用品,此外還有為迎接"新生活"的暑期出游等費用。在很多手機數碼專營店,都推出了暑期"學生特惠"。昨天,勁松一家移動通訊專賣店的工作人員表示,暑期來買手機的中學生、大學生較多,很多都是來"更新換代"的,三星、蘋果成為最受歡迎的手機品牌,價位四五千元。購文具動輒花百元昨天下午,北京萬通商品批發市場四層,靠近電梯的每家文具攤前都圍了不少家長和孩子。"越臨近開學,買的人越多。"一攤主劉先生說,近兩天文具攤越來越熱,賣得最好的就是各種筆、練習本、塑料書皮。在接近電梯口的一家文具攤,老闆算出了吳女士購買的文具總價:92元。"書皮有了,自動筆有了,筆袋有了……"吳女士手里攥著一張老師列的清單,正在逐個核對。她的兒子即將上小學一年級,在92元之外,還有部分文具未配齊,比如美術課要用的水彩。記者發現,雖然文具的價格較為便宜,比如塑料書皮小的8元錢10個、中的10元10個,練習本5角到一元不等,水筆大約2元錢,自動鉛筆4元,熒光筆10元4支。但由於"積少成多",記者隨機詢問七八名學生家長,文具總花費均接近或超過100元。除文具外,一些宿舍用品也成為學生青睞的對象,比如水盆、衣架等。有售賣生活用品的攤主介紹,近日像床頭小電扇、床頭小檯燈等,銷量也不錯。眼鏡城迎銷售旺季"575度。"在位於潘家園的北京眼鏡城,杜女士夫婦正帶著即將上初三的女兒驗光配鏡。"初三是關鍵一年,眼鏡必須要配合適。"夫妻二人不時詢問女兒眼鏡度數是否合適,而女兒則"糾結"著鏡框是選紅色還是黃色。多名眼鏡店店主介紹,暑期成為學生配眼鏡的高峰期。"最多時一天配四五十個。"一店主介紹,和成年人相比,學生視力變化較大,很多"小眼鏡"每年都要重新配一次眼鏡。因此每逢寒暑假期,都是學生配鏡最高峰。多家眼鏡店都設有學生鏡框專區,比成人鏡框要小,重量明顯要輕,價位多在150元至200元之間。一種鏡架上有"憤怒的小鳥"卡通圖案的眼鏡售價是438元,較受學生歡迎。■ Forecasters are expecting wet and sticky Labor Day weekend

"Starting with (today), there could be some areas of fog in the morning."Forecasters expect temperatures to hover around 80 degrees for the weekend, with sun that could be cut short by off-and-on precipitation. Following the weekend, more seasonable temperatures should settle in -- the upper 60s and lower 70s of early fall.Pindrock said this weekend's storms should last only an hour or so -- nothing like Wednesday's downpour."If anyone has outdoor plans, they can still go ahead with that, but you certainly want to keep your eye to the sky," he said. "If you hear thunder, it's a good idea to get inside."To those who plan on beating the area's intermittent storms and skipping town for the four-day weekend: Roughly 3 million others have the same idea. Pennsylvania Turnpike officials are expecting heavy traffic to delay and congest the roadways during peak travel times.Turnpike officials expect around 2.7 million vehicles on the road this weekend -- more than last year's count. 2013 High School football preview: Maroons building off '12 playoff experience
Source: The Montana Standard, ButteAug.儲存倉 30--It's time to even things up in the Mining City.Last year the Butte Central Maroons football team watched as their rivals in Purple and White captured a Class AA state title and the hearts of football fans.As for the Maroons, they went 4-6 with a first-round playoff loss to Frenchtown.The Bulldog success, mixed with a young Central team going through the bumps and bruises of a season was a perfect blend for an even better cocktail:A Central football program so blessed with pride and a precedent for success given a shot of additional purpose."There is nothing really like seeing a team from the same town as you pass you up not only in skill, but to be a better team," senior Connor Schulte said."So this year we are working harder and just having a better mentality. Everyone knows what to do, so there will be lot less mistakes. We will be an all-around better football team. We are all best friends here, we are all family, we all have each others' backs."Central head coach Don Peoples Jr., entering his 24th season, believes the combination of a strong group of Maroons and a winning football vibe can only create the perfect elixir for the Maroons."Our kids saw the excitement and the thrill the Butte High kids experienced last year," Peoples said. "We went to the playoff games and the state championship and that was exciting for our kids to watch kids they know experience a state championship. It was exciting for Butte High School and it motivated our kids to set a goal ourselves."So motivated that one look at the Maroons following their scrimmage last weekend it would be hard to miss the number of boys who grew into young men over the summer as their size at almost every position illustrated added muscle mass and presence."We were pretty young, but we have a good group of leaders here and we are willing to do whatever we can to go and get some wins," senior Wyatt Kingston said. "It's a different mentality around here. We are working harder and doing things to get faster, bigger, stronger. There are just a lot of things that are different around here."The coaching staff acknowledges inexperience played a huge part in last year's rollercoaster ride of a season."We had some ups and downs last year with a very young football team," Don Peoples said. "There were lot of times we had six sophomores starting on defense. Our non conference schedule last year was brutal with perennial powers. It was difficult. We dropped a heartbreaker to Anaconda where we had it in hand and let it slip away so that was disappointing. Then the next week we go have a big upset over Stevensville. Our kids got a taste of success and a big taste of disappointment and it motivated them for the offseason. I think we are ready to play and the kids are ready to come out and have a great season."Senior Connor McGree who is the poster boy for the Central players' evolution into bigger, stronger, better Maroons, also likes what he sees."We are looking a lot faster and more up tempo, we are getting after it a lot more," he said. "We have more knowledge and we are getting ahead of the ball and not falling behind like last year. This year we can call a play and everyone knows what to do which is nice because we can get through things quicker and practice more stuff. It makes it better to game plan too. We are older and we know what we need to do. We practice harder every play because we can't take a play off."Danny Peoples will step in as the team's quarterback and the junior, who replaces graduated Brady Tippett, has enough experience to be ready to go."We have been throwing all summer and spring and its nice to come out in practice to get up tempo," senior Kale Guldseth, one of the receivers Danny Peoples will throw to, said. "We are connecting on our routes and our timing is good. Our concentration is up. All-around he has a good arm, good accuracy and we trust him to make good throws. He's a good enough athlete too where he can make plays for us when he runs."The offense will have a nice stable of 迷你倉價錢unning backs and receivers that could only make Danny Peoples' transition to a full-time signal caller that much smoother."That's a misnomer of the spread offense that it is a passing only offense, we want to run the ball," coach Peoples said. "Right now we have three running backs that are really capable. Kaemen Richards is a big 210-pound kid we want to run the ball with. Wyatt looks really, really strong and was MVP of the Tech camp this summer so we are excited about him. Kyle Harrington is our best 100-meter kid in the school and he looks really capable. So we are really excited about our running backs."We have two all state receivers with Connor McGree, an all-state tight end and Kale as an all-state receiver," Don Peoples said. "We think Wyatt will be more of a running back than a receiver but he's caught 60 passes the last two seasons. We have Chad Peterson and Dalton Sessions who got experience with us last year. We have sophomore Cole Harper and Cal Hollow both who are capable so we have a bunch of kids we think we can throw to."Defensively, Tom Peterson moves over from linebackers' coach to the defensive coordinator slot and has revved things up a bit."He brings a lot of fire and energy to our defense and hopefully we will play to his personality which is fiery and intense," Peoples said of his new defensive head man. "We are lot bigger and stronger and more experienced, so we are excited about our potential on defense."One true test of how much the Maroons have evolved comes via a schedule that's as tough as they come, as Beaverhead County, Stevensville, and Hamilton should be tough opposition in the Southwestern A."Anaconda also have got that winning thing going on, so I think they will be solid as well and Corvallis has huge, fast kids but they have struggled to find wins," Don Peoples said. "From A to Z if its not the best league we will be as a good as any league in Class A."With great leadership and the most mature team Central has fielded since their 2010 state semifinal run, the squad brims with confidence."We want a state championship that's what we set out for and anything less we won't accept," Kingston said. "We are going to go get it.""We are going to have to be stronger and better and be all around better football players," McGree said. "Mentally we are going to have to know what we have to do and just get it done."They start their journey on Friday night when Belgrade comes to town for a 7 p.m. clash at Montana Tech's Alumni Coliseum and Bob Green Field. The planning board acknowledged the warning and continued with the meeting.Resident Donald Abbott of Bay View Street said that the neighborhood where the clinic is proposed is a wonderful one where people walk and speak to each other."To breach the zoning would be a travesty," Abbott said.Resident Parker Laite echoed those comments, saying that if the zoning is changed to accommodate the treatment center, other properties could seek such a special exception."We're getting on a slippery slope," Laite said.Fox Hill Real Estate, LLC filed a request with the town in July for an amendment to the town's zoning ordinance to allow the Fox Hill property at 235 Bay View St. to be used for the clinic. Fox Hill would lease the property to MacLean Hospital, the largest psychiatric affiliate of Harvard Medical School. MacLean would then operate a 12-bed inpatient alcohol rehab center where patients would spend a month on treatment.Representatives from MacLean sought to assure residents that the project would not disrupt the neighborhood or community. Two former town officials from Princeton, Mass., spoke to residents about their initial concerns when MacLean proposed a similar facility in their community and how they have not had any problems in the seven years it has been operating.James LaChance, who served on the planning board when MacLean submitted its proposal in Princeton, said the board and residents were concerned about traffic and depressed property values if the rehab center were to gain approval. He said none of those issues materialized after it was approved and opened in the rural central Massachusetts town.Former Princeton selectman Alan Sentkowski said that MacLean has been a great neighbor. He said the facility has been a positive addition to the community and has not been a burden to the town of 3,400's police, fire or ambulance service.The Fox Hill clinic would pay property taxes. The center in Princeton is tax exempt, however the facility has agreed to pay an annual service fee in lieu of taxes.Those assurances, however, did not satisfy most of the people who spoke Thursday night in Camden.Felicity Ferrell said she did not want helicopters flying on to the property to disrupt the neighborhood. She also said that traffic would be an issue for the small, winding road on which the estate is located."This is the most beautiful part of Camden. I think it would be an absolute crime to change the zoning for any reason," Ferrell said. "It would make these peo迷你倉價錢le feel insecure. It will drive down property values and have the rest us who do not live on the fancy estates on the water end up paying more in taxes."David Hague, whose property abuts Fox Hill, said the for-profit operation would not address substance abuse problems for local residents. He called the proposal a way for an outside group to make a profit by taking advantage of the beauty of the residential neighborhood.Charles Cawley, the former chief executive officer of MBNA and a former owner for 22 years of the Fox Hill property when it was a private residence, said he was somewhat neutral on the proposal. But he did have concerns."I think it will be a significant change to the character of the town and over time will change the town a lot," Cawley said.Joseph Fay of Lily Pond Drive voiced concerns about safety for children and the added traffic that the facility would create.David Walck of Lincolnville disputed that claim, however, saying that the amount of traffic generated from the rehab center would be less than the previous uses of Fox Hill.The center is expected to employ about 25 to 27 people, although MacLean officials said that people would work in shifts and there would not be that many staff at the facility at one time. Patients would not be allowed to have vehicles, so they would not contribute to traffic problems, MacLean officials said.Walck said the town would benefit from the quality jobs and the projected $1.25 million in annual payroll pumped into the town.Judy Emery of Hope, who said she runs a business in town, said she would welcome the addition of a company that would employ people year-round.Resident Franklin Walker of Chestnut Street said he bought his property knowing what the zoning was and that zoning should offer protection and certainty. He said putting a large commercial entity in the middle of a residential zone would harm property values.Walker urged the Camden Planning Board to cut off the project early.Planning Board Acting Chairman Lowrie Sargent said that Thursday night's hearing was the first of two formal public hearings for the board to consider whether to recommend the zoning amendment go to the town select board. The planning board will next discuss the issue at its Sept. 19 meeting but that session will simply be to go over the wording of the proposed amendment.The board plans to visit the Fox Hill property at 3 p.m., Wednesday, Sept. 18, for a site walk.If the board does recommend the zoning proposal, it would go to the Select Board which would also hold two public hearings before deciding whether to place it before voters at a referendum. Li & Fung is the world's biggest supplier to the West's retail giants and a component of the Hang Seng Index, but it's still very much a family firmWilliam Fung Kwok-lun was not always destined for the glossy pages of Forbes Magazine.儲存倉 A quiet life in academia was once where the 65-year-old had envisioned himself, despite being one of only two heirs to Li & Fung, arguably Hong Kong's oldest and best-known local trading company.At the Cheung Sha Wan nerve centre of the listed empire that his grandfather, Fung Pak-liu, co-founded in 1906, its chairman spoke with the Post about himself, the family and the business."There was an academic streak in both my older brother Victor [Fung Kwok-king] and me. After graduating from Harvard Business School I was accepted into the University of California, Berkley, for a doctorate in economics," Fung recalls, in the serene, wood- boardroom."This was the early 70s, during the Vietnam war, and getting a work visa [as a foreigner] wasn't an easy task. I wanted to get a job in the US but it was my mother who called us up and said one of us had better come back and help father as he was working himself to death!"The Fung brothers devised a plan: Victor would stay in the US to teach and William would go back to join the family business. After two years, they would swap places. "Unfortunately, after two-years of working I found out I had lost a lot of the skills I needed to become an economist," Fung says, with a chuckle.He comes across as modest and frank despite having an estimated net worth of US$2.6 billion, making him 17th on Forbes's Hong Kong rich list.Three weeks into a doctoral programme, Fung decided it was not his cup of tea. After about a year, he returned to Hong Kong to join the family business.Fung's decision to return to Hong Kong – his brother would join him a few years later – was one that would fundamentally alter the prevalent local business model, operating at a time when the city was still a hub for the manufacture of low-cost, labour-intensive consumer goods.Together, the two US-educated twentysomethings injected a dose of much needed modern, Western management into what was essentially an outdated, Asian-style family business operation. They recommended that their father, Fung Hon-chu, take the company public."I had all the rebellious thoughts that any twentysomething would have, having come back from America," Fung says. "I brought in all the Harvard MBA style case studies to the business. I talked to Victor and we agreed that Hong Kong's family companies just didn't have the right structure. Large companies need professional management."Most businesses go public simply to raise capital, but the Fung brothers pushed for a listing to bring in more rigorous corporate governance and transparency, a move that would oblige the company to employ a board of directors from outside its own ranks, to issue regular dividend announcements and to meet other governance requirements. The company was listed on the stock exchange in 1973.The Fung brothers had a Western corporate model in mind, yet they intended to keep the company's familial roots intact. "In the West, there's too much emphasis on the shareholder as the only stakeholder," says Fung. "This model is too lopsided. What we take from a family tradition is that there are many stakeholders in a company – especially your colleagues and long-time suppliers, buyers and customers. We treat them as if they were family."We wanted to create the right balance between a publicly-listed company with many public shareholders and a family company with long-term shareholders with long-term interests at heart," he says."This was very different from a cold-blooded, maximise-profit, western-style PLC run by professional managers."The family aspect of the company is still very much intact and Fung says it will remain so for the foreseeable future. He points to good relationships between members of the family and the fact that nearly all of them live under the same roof.In the early 20th century, Fung's grandfather built a family home in Magazine Gap Road in Mid-Levels. He later tore it down and built a four-storey blo迷你倉價錢k of flats for his growing family, which included a wife and 11 children. That block was then demolished and in its place a 12-storey block was erected. The current 30-storey block was built decades later."Other tenants live there too, now, but we do encourage our kids to stick around … we're very close-knit. We're a bit like the Harilelas in Kowloon Tong," Fung jokes, referring to the family that owns the eponymous hotel group and more than 100 of whom live in a compound in Kowloon Tong.The family business is now in its fourth generation. Victor's son Spencer, 39, was promoted to group chief operating officer last year, and William's son is working in the ranks of the company's management."He prefers doing back-office stuff," Fung says.Li & Fung's roots stretch back to the final years of the crumbling Qing Dynasty (1644-1911). When Hong Kong was set up as an entrepot to the mainland in 1842, it attracted mainland merchants such as Fung Pak-liu who worked in the "China trade" – the export of Chinese goods such as porcelain, silk, bamboo ware, tea, porcelain and fireworks to the West."We exported everything made in China that the West wanted," says Fung. "This was the era of my grandfather, an era which lasted up to 1949, when China closed itself off from the world and went into isolation. Hong Kong essentially lost its hinterland and had to reinvent itself by producing local goods rather than China goods."The Fungs and countless other trading companies rushed in to fill the new gap in the market.For decades, manufacturing was Hong Kong's bread and butter, and Li & Fung was at the forefront. When manufacturing migrated to southern China, chasing lower labour costs, the Fungs once again reinvented their business model to suit the rapidly changing economic climate.From manufacturing for export, the company moved into export sourcing – helping multinational retailers such as US giants JCPenney and Macy's access low-cost production in emerging economies – as well as logistics and retailing.It scooped up the Hong Kong franchises of convenience store chain Circle K and retail giant Toys 'R' Us. The Fung brothers officially took control of the company in 1989 and delisted it for reorganisation. In 1993, they took it public again.Today, the sourcing giant operates globally with 15,000 suppliers spread out across more than 44 countries. It is the world's largest supplier of goods to multinational retailers such as Wal-Mart and Target. The company operates on an "asset-light" model under which it owns not a single factory, but subcontracts manufacturing to third-party vendors in its network.That model, despite its obvious success for the company, has been linked to labour abuses and at least 140 deaths among workers at the suppliers Li & Fung works with in its role as a matchmaker between rich-country buyers and contract manufacturers in poor nations.A garment factory fire in Bangladesh that killed 112 workers in 2012 sparked violent protests across the capital, Dhaka.And the company has been attacked by rights groups for contracting work to "sweatshops".Li & Fung argues that it creates jobs and shared economic gains for the communities in which its suppliers operate, and that its staff conduct safety audits at the factories it works with to ensure that minimum standards are met.In an interview with The New York Times recently, Li & Fung chief executive Bruce Rockowitz said: "We make our best effort to weed out bad factories. But we don't always succeed."Fung is keen to tout the family business's philanthropic credentials.The Victor and William Fung Foundation for instance, founded in 2006, promotes leadership development through scholarship programmes with universities. In 2012, it co-operated with the Hong Kong Institute of Service Leadership and Management to start an initiative to boost competitiveness in the service industry. It put up a grant of HK$40 million to kick off the Li & Fung Service Leadership Initiative."We do a lot in terms of fulfilling our civic duties," says Fung, "whether through philanthropy or public service, and giving back to the community that has served us so well over the years."迷你倉

Tech review: Chromecast offers easy connection for online media to TV

Connect them to a TV and get a portal to all kinds of online media content.But Google's entry into the streaming world is an odd beast that's nothing like its competitors. Rather than act as a portal, it's more of a wireless connection between your television and your tablet, smartphone or computer.As a result, you'll need to adjust your expectations. But I came away from my Chromecast experience impressed with what it can do.Chromecast breaks the record for smallest size in a product category that already leans tiny, as it's just slightly bigger than a flash drive, only with a circular bulge at one end.But that size doesn't quite make it vanish in your home theater. Not only does Chromecast need to be plugged into an HDMI port directly, it also requires an additional power source. I wish it connected to TVs via a wire, because the current setup looks a bit awkward.The good news is that the setup is a snap, and can be done with any device that connects to it. Since I didn't have any problems with my Wi-Fi network, I was able to get it up and running in less than five minutes.Right now Chromecast use is limited to four apps -- YouTube, Google Play Movies, Netflix and the Chrome Web browser. Each app that uses Chromecast needs to be written to be specifically compatible, so you can't just toss an迷你倉新蒲崗thing onto your TV. With luck, more apps will be linked to the device.The three video apps work beautifully. Simply queue up a video, hit the cast button in the app and within a second or two the video will pop up on your TV. Occasionally the video gets a bit blurry if there's buffering, but otherwise the image and sound quality are excellent.Oddly enough, the video on YouTube, Google Play Movies and Netflix isn't streamed from the device to the TV. Instead, the videos are streamed into Chromecast directly. That means you can use your smartphone or tablet to do something else, and the video quality won't be affected at all.That leaves Chrome. Hit the cast button and anything you pull up on the browser is mirrored onto your TV screen. Although there's a one-second delay, the quality is still great. Finally, there's a cheap and wireless way to transfer things from your computer to the TV.And yes, video works via Chrome, too. Remember how Hulu has a weird aversion to letting you access its content on your TV? Food bank gets 80,000-pound hot dog donation

A Port City resident himself, Pittman said it meant a lot to help his own community."There's certainly a need in this area," he said. No technical feasibility and reliability issues in cement waste plan
I refer to the letter by Elvis W.存倉 K. Au, assistant director of environmental protection ("Cement plan not yet viable refuse solution", August 16).Mr Au says the government has refused to consider Green Island Cement's Eco-Co-Combustion proposal for the treatment of municipal solid waste because the company must first deal with "technical feasibility and reliability, environmental acceptability and planning issues". I wish to clarify some of the points he raised.Regarding technical feasibility and reliability, our Eco-Co-Combustion waste treatment process uses proven conventional technology, which can be either kiln-based or moving-grate-based. It just means integrating conventional technology with a cement plant. There are no technical feasibility and reliability problems.On environmental acceptability, over the last decade we have completed more than 100 separate technical studies, and have set up a pilot plant to demonstrate the feasibility, environmental impact, and public acceptability of the proposal. One of the main objectives of our study was to verify the air emission results which, when scaled up, yielded no discernible impact on nearby villages. Also, our Eco-Co-Combustion proposal uses heat energy very efficiently and it has a very low residue 迷你倉o be sent to landfills.With regard to the environmental impact assessment study, when it became clear in 2008 that, no matter what we did, the government would not consider our proposal, we ceased expenditure on the project. If we were given the chance to participate, we would carry out such an assessment promptly. As there is virtually no adverse environmental impact, we are confident that our assessment would be successful.On planning issues, according to studies conducted by law firm Mayer Brown JSM and international planning, design and environmental firm EDAW, since Tap Shek Kok is an existing industrial site and the cement plant is already in operation, our Eco-Co-Combustion System does not face any land-zoning/planning issues as it is a cement-related activity. In fact, we received a letter from the Lands Department stating that the operation of the Eco-Co-Combustion System would not change the land use.We believe that the Eco-Co-Combustion System is a good option for solving Hong Kong's imminent waste problem. Attorney critical of investigation into police officer's driving
Source: Clovis News Journal, N.迷你倉出租M.Aug. 29--Officer Adrianna Munoz-Woods said she may have forced a Clovis man off the road two weeks ago and has accepted "responsibility for her part in the incident," according to the investigator in charge of a Clovis police internal review.The disclosure is part of a four-page letter sent Wednesday to the victim, Abby Parrish, by Chief Steve Sanders that includes all of the investigator's report.Parrish said he was nearly hit head-on and forced up over a curb near Sandia Elementary School about 6:20 a.m. Aug. 14 by a female officer who was talking on a cell phone.Munoz-Woods told the internal investigator she wasn't talking on a cell phone, but was attempting to clear her fogged-up windshield while driving to work on a humid morning. She said she was on her way to a 6:30 a.m. shift briefing prior to assuming duty that day and realized after clearing the windshield she had crossed left of center and may have forced Parrish off the road.Parrish's attorney Dan Lindsey was critical of the investigation, calling it a sham and saying he intends today to ask New Mexico State Police and the state Attorney General to conduct an independent investigation of the incident.Sanders didn't immediately return calls late Wednesday for comment. Munoz-Woods couldn't be reached for comment.Lindsey said the report doesn't indicate if Munoz-Woods was asked by the Clovis investigator to produce her cell phone or phone records to verify her account of the incident."Any competent investigation would include her cell phone records," Lindsey said. "This is a competent professional investigative agency. An investigation conducted by a seasoned detective...and not one mention of her cell phone records."Lindsey also noted that Munoz-Woods wasn't questioned by the investigator, Sgt. Robbie Telles, until Aug. 22 and that she has history of careless driving, noting she ple迷你倉ded no contest March 29 to speeding 80 mph in a 55 mph construction zone and was placed on 90 days probation."Eight days," said Lindsey. Officer Munoz-Woods said she did not see the truck hit any curb, but it did pull to the right as she was left of center and it may have pulled slightly off the roadway into the entrance of Sandia Elementary."Officer Munoz-Woods also stated she shrugged her shoulders at the male in the truck as she past (sic) in an apologetic manner for causing any in convenience."Telles' report notes, "In reviewing the events of this incident, I found Officer Munoz-Woods could have used better judgment in stopping the vehicle to make sure the issue was resolved, instead of continuing down the roadway."I do not find any reason to believe Officer Munoz-Woods was on a cellular phone as reported and she has been instructed to be sure when operating a motor vehicle to keep her attention to the roadway and she will be reminded on Clovis Police Department Policy Title III Chapter 15 section V: Non-Emergency Vehicle Operations."The report and Sanders' letter don't indicate if Munoz-Woods was disciplined for the incident. It also notes supervisor Sgt. First, the 911 operator answered. Then, when it was determined to be a medical call, a dispatcher from Magic Valley Paramedics was added to the call, and Webb had to re-explain her emergency.The answer?Although the city of Twin Falls has its own dispatch for city fire and police, medical calls still are handled by the Southern Idaho Regional Communications Center, said city spokesman Joshua Palmer.In December 2003, the city opened its dispatch center after separating from SIRCOMM. Decisions about which agency would handle each call were made based on efficiency, Palmer said.Although the dispatcher in Webb's call had her speak directly to the ambulance dispatcher, that's not the norm, he said."Normally dispatchers will relay the information directly," he said. "There could be incidents, though, where they connect the permini storageon to the medical responders because they need to have that direct line of communication."But in this case, Webb had to repeat the same information to the ambulance dispatcher. That call can be heard by using the player above.On every medical call, ambulance dispatchers are connected to the information with the click of a button."It's a one-button deal," Palmer said. "By one button, we can dispatch all the information we have to Magic Valley Paramedics. It almost instantly connects communication between the two organizations so we can communicate between the two crews."A similar method is used to alert the fire department of a fire call. As the dispatcher collects information from a caller, they enter it into a log. With one click, all that information is made available to the fire department, Palmer said."Dispatchers are in constant communication," he said.In an instant, dispatchers decide whether to send police, paramedics, fire or all three, he said.
